Penang has unveiled a draft master plan for the Sungai Nibong Transit-Oriented Development (TOD), aiming to transform the area into a vibrant hub that integrates transportation, residential, and commercial spaces. This initiative is part of the state's broader efforts to enhance urban development and improve public transportation infrastructure.
The Sungai Nibong area, historically known for hosting the Penang Festival since 1966, is set to undergo significant redevelopment. The plan includes the construction of the Mutiara Line Light Rail Transit (LRT) system, which will connect key locations across Penang. To accommodate this, the state government has approved the acquisition of over 100 land plots in the Southwest and Northeast districts, facilitating the alignment of the LRT.
A notable aspect of the redevelopment is the preservation of the iconic Sungai Nibong Festival Site. The revised depot design for the LRT reduces the land requirement to approximately 11.5 acres, ensuring that a substantial portion of the festival grounds remains dedicated to public use. This approach reflects the government's commitment to balancing development with community interests.
The draft master plan also emphasizes the creation of a well-planned and orderly city, with optimal land use that safeguards public interests through balanced development. The state government aims to attract investments and develop infrastructure while ensuring that community facilities are planned alongside economic growth.
The public exhibition process for the Seberang Perai Local Plan has been completed, and the state is now moving towards the gazettement stage. Once gazetted, applications for land-use rezoning will be handled in a more structured manner and subjected to stricter legal procedures. This approach is expected to provide greater certainty and consistency in planning decisions.
The finalization of the Sungai Nibong TOD master plan is anticipated by October, marking a significant milestone in Penang's urban development strategy. The plan is expected to contribute to the state's economic growth while enhancing the quality of life for its residents.
